Have you asked the following questions?
Are the prices easy to compare?
- Do the prices include everything you require to complete the project?
- Is there a clear method for agreeing and costing changes to the original plans?
- Why not agree to pro rata payments in line with project progress
- Will you be exposed financially if there are delays if so how do you handle this situation?
- Are the builders professionally insured in order to protect you should things go wrong?
- Is the builder VAT registered if not, try to ensure they do not need to register as they are too small - the present threshold is £68,000 revenue per year. If they earn more than this figure annually and they suggest not paying VAT this is illegal and would cause you problems should you be unhappy with their work after the project is completed.
- Ensure you obtain at least three quotes, if they are different make sure you are comparing like with like. It might appear that way following a quick review but you might find if you complete a more detailed investigation that you are not comparing similar services.

Ensure that you will obtain appropriate planning permission. If you are not an expert in planning you can easily misundersand permitted development (and so can your builder).
