Many people find the the Planning Application Process hard to understand. In this short document we would like to outline the key activities involved and why each item needs to be completed.
The Complete Planning Application Process
| 1. | Meet the Client | Initial Contact |

| 2. | Visit Site | In order to understand fully most projects require a physical visit. Site visits cover location of proximity of adjoining buildings and landscape issues. Survey - take basic dimensions and photographs to prepare existing drawings |
| 3. | Advise and agree Brief | Input to client's ideas and advise on realistic potential |
| 4. | Agree Brief | Finalise the above details |
| 5. | Option 1 - Pre-Application | This process provides and indication of the potential success of obtaining planning approval without the expense of a full blown application |
| 6. | Option 2 - Full Planning Application | Presentation of the key points to apply for full planning approval, see the planning permission page |
| 7. | Elements of the Planning Application (if applicable) | |
| a) Review Permitted Development | New Permitted Development regulations (see permitted development page) | |
| b) Design & Access Statement | Not required for domestic applications unless you are in a green belt or conservation area see design & access statement page | |
| c) Flood Risk | If your property is in a flood area | |
| d) Tree Preservation Order (TPO) | Relates to trees on or close to the relevant site | |
| e) Engineering | Engineering advice may be required e.g. party walls, basement construction, complex modifciations affecting structural issues | |
| f) Ordnance Survey Extract | Required to identify the site for the planning authority | |
| 8. | Application sent to the Local Authority | There is a fee required from the client to make the application, complete the relevant forms and supply drawings |
| 9. | Monitor Progress | Talk to the relevant officer about the progress of the application |
| POST PLANNING | ||
| Building Regulations | To make sure construction is safe and complies with relevant regulations you will need to initiate building regulations. This requires more detailed drawings and specifications there is an additional cost to the client. Engineers might be required at this stage - see the building regulations page |
