Planning Permission can be complex

Some time ago the government claimed that they had streamlined the planning process therefore making it easier for the domestic person to organise planning permission by themselves. Our experience sugggests otherwise. In fact many local authorities have a shortage of staff so there are many delays in the process. In addition and more siginificantly, the legislation is becoming more complex making it harder for individuals to work through the system.

For example, many more applications have to consider ecological and environmental issues which can have a major impact on the outcome of an application. On top of this design and access statements are becoming more prevelant in the application process this involves a host of new elements must be examined and this is not always straight forward. Unfortunately these documents are difficult for the layman to complete as they require detailed knowledge of Local Authority Policy.

Many architectural practices do not have RIBA accredited architects and are finding this increase in complexity is having a negative impact on planning approval rates.

Local Authorities - Reduced Service/Increased Costs

Until recently many authorities would provide pre-appraisal information free of charge, this was extremely useful as it provided architectural practices and individuals with an indication of how an application might fare in the process. With changes in many Local Authorities this free service is becoming a thing of the past. Authorities are now charging for this service rates vary across the the UK from £400 to £800 (plus VAT) and more often than not the Authorities work at their own pace which can be problematical for many individuals who have tight deadlines. In addition, there are no guarantees in terms of quality.

A number of organisations will say they can provide a DAS, however we have found that the standard of work can vary enorously and a poor statement can negatively impact your end resuts so it is important to ensure you receive a high quality product.

Linic is one of the few companies in the UK who provide DAS services which are of a high quality and satisfy Commission for Architecture and teh Built Environment (CABE) standards. The higher qualithy the Statement the higher the liklihood of your proposal being accepted.
