Problem One With larger projects there is a tendancy to require the services of multi-disciblined experts such as architects, builders, plumbers, electricians, engineers etc. We have found that when clients run these projects themselves and they have minimal construction experience there is a tendancy for misinterpretation resulting in delays and increased costs. The reason for this is that each expert has their own discriptive language and it is relatively easy for misunderstandings to creep in based on the different perspectives of each person.
Problem Two The contractural arrangements can be complex this is partly due to the above issue but also to the fact that the project constantly changes and these changes have to be managed both practically and legally.
For smaller projects the above issues are less likely to be a problem, the project duration is shorter and there are fewer experts involved in the overall project.

What are the two major problems you will face with your building project?
A major problem for any reasonably sized construction project is the need to work with a large number of experts: builders, electricians, plumbers, engineers, architects and potentially many more. The reason this can be difficult is that they each have their own specialist language and as a non-specialist it is very easy for misunderstandings to crop up - usually at an awkward time as the project moves forward.
Another issue is that the contractual arrangements can be complex and difficult to legally define to fully protect your interests, partly due to the above issue but also due to the fact that projects tend to change as they move forward, creating variations and hiccups that were not forseen. These variations can be costly and create serious time delays.
What does this mean to the typical domestic client?
If you are attempting to do the project management yourself it means that you have to try to understand every aspect of the project and, if possible, understand it from each of the experts point of view. This is so you can better manage and control the project as a whole. If you do not manage to understand fully misunderstandings will creep into the project. If you multiply the potential errors by the number of experts involved you can begin to see the potential for expensive mistakes.
These expensive mistakes mean that you will spend more and more of your time involved in the project, almost certainly with increased stress levels and higher costs.
